How To Handle a Phone Interview

Phone interviews are a common technique used determine which candidates will move forward in the interview process. They can also replace an actual in-person interview and so they are critical in determining whether or not you will be hired. Here are some important tips for phone interviews.

Be Available:
Be there when you say you will be. Recruiters and employers are often very busy calling other candidates and you don't want to give them the impression that you don't value their time. If you make an appointment to receive their call, be prepared to give them your full attention.
Have a quiet space where you won't be interrupted by kids, pets, or household chores your spouse or housemates might be doing, like running the dishwasher or vacuuming. Also ensure that there isn't any loud music or other distractions. Let others know that you are setting this time aside for an interview so that they won't be barging in.

Be Prepared:
Re-read your resume and know all your skills and strengths, just as you would for a regular interview. Just because you can have all your information in front of you and the interviewer can't see you looking at your resume, you still need to be prepared so that you'll sound polished and confident.

Be Professional:
Just as you would a regular interview, ensure you appear professional. Practice talking on the phone with a friend, simulating a phone interview. Keep an eye on your speech patterns and don't talk excessively or mumble. Be attentive to the interviewer. Because the interviewer can't see you, they can't see your body language or how you act when you respond to questions. All your feedback is coming to them through the phone, so it's critical that your phone skills be excellent.
Also, ensure that you aren't chewing gum, that you sit straight, you smile, and that you dress the part. No one will see how you are dressed but it will change your attitude. By thinking and acting like this is an interview (and it is!), you will come across as more confident and prepared. 

Follow-up:
Just as you would a traditional interview, follow-up with the interviewer to let them know that you appreciate the time they took in interviewing you. Let them know again of your interest in the job and that you look forward to hearing from them regarding the position.
Remember, a phone interview is just like a regular interview. It can determine whether you get hired on the spot or get selected for a future interview. It's important to treat it just like any other interview you would participate in, so ensure that you are prepared, confident, and attentive to the interviewer.

Is Teamwork in Sales Important?

Although sales is often thought of as a solitary profession, the development of teamwork is important for a number of reasons:
To provide for social interaction
To share knowledge & experience
To work on large customer opportunities
To utilise the full range of skills of each team member
To develop sales and customer strategy
To create opportunities for motivation and personal development
But throwing people together does not develop a team. Team development normally proceeds through specific stages that needs to be facilitated by sales management. 
First Team Development Stage - Forming
In the initial stages of team development, sales management needs to establish clear ground rules and responsibilities that give the team its sense of purpose.
These management actions will help to remove the inevitable confusion and anxiety that normally exists as team members first get to know each other.
Second Team Development Stage - Storming
In this second stage of team development, sales managers need to calm any disagreements and smooth out the jockeying for status and position that can occur.
Management therefore needs to spend time addressing any concerns or issues and to stress the advantages of teamwork in increasing overall sales performance and in providing opportunities for individual development. 
Third Development Stage - Norming
In this third stage of its development, the team has begun to settle down and to establish its way of working. Sales managers can now begin to exploit the increasing cohesiveness of the team and explain how it should move towards the achievement of specific objectives.
Fourth Team Development Stage - Performing
When a team has reached this stage in its development, it can handle even greater levels of pressure and performance and should be stretched for higher levels of achievement. 
Sales management at this stage of the team's development should push for even more opportunity and information sharing and should create even more important sales projects for the team to work on. 
Fifth Team Development Stage - Decaying
It is common for teams to lose their effectiveness over time. This is because individuals come and go and due to changes in the sales and customer environment.
Such changes provide management with the opportunity to reinvigorate the team with new members or to set it new tasks and objectives in order to renew team effectiveness. 
Conclusion
Good teamwork within sales can bring together all the talents within the group to maximise sales performance and to provide the motivational opportunities of personal development and social interaction.

In order to succeed in life, we are busy throughout our lives in managing time, managing people, managing quality and managing stress. In this pace we always forget to manage one resource which is most precious and important viz; our self. if we are able to manage our self in a proper, disciplined and judicious manner, it is sure that most of the problems that we face will vanish from our lives. We are managing our hair, clothes, looks and skin etc. We spend most of our life chasing Success but what is success?
Most of us may say that a successful person is the one who has a lot of wealth and assets like bungalow, cars, gold etc. and all worldly things which can be a source of joy and happiness. If that were true then all rich men in this world would have been most happy individuals on this planet. But it is not so. The people who have all these resources cannot enjoy them and those who can enjoy lack resources.
One of the traits of most successful people are good interpersonal skills which act as a tool to success. Science tells us that we use only 10% of our potential and the balance 90% lies untapped. Every human being is born equal. Everyone has a body, a mind and intellect and the SPIRIT (ATMA).
Vedanta prescribes that we are an ANSH (a part) of the unknown Supreme Power (GOD) but at times we tend to forget this reality and develop an EGO that we are the masters of our destiny, thus edging GOD out. We forget our real identity. So break these self imposed restrictions and sail into the realm of SPIRIT. All our problems will resolve automatically.
It is said that as u think so shall u be. Think of abundance and u will never feel want. Whatever depressing thoughts take over your mind compare yourself with those who are really deprived of even the basic needs like two full meals a day or a shelter and you will feel contended.
Always have positive thinking. Never allow negative thoughts rule your mind to divert your attention to the past failures. Learn from the past mistakes but do not allow them to take over your present. Correct yourself and you will be able to resolve any problem if you are able to manage yourself properly.
All our actions should be selfless and guided by our intellect to the best of our capability and capacity without any expectations. Surrender and Submit all your actions to the GOD as a thanks for whatever he has given you and that is the secret of Success.

Cons of Subleasing Commercial Spaces

The disadvantages of subleasing are mostly logistical (how you can use the property may be limited) and legal disadvantages if you do have problems with either the sublessor or the sublessor’s landlord. To minimize your own legal exposure, and protect rights as a sublessee, be sure to have an attorney review your sublease and the original lease before signing anything.
  1. Unfavorable Lease Terms Can Be Passed Along to You: If the sublessor negotiated a “bad” deal with their landlord, they may try to pass certain fees and higher rent along to you. Be sure to read both the sublease and original lease and compare your sublease terms to other comparable rents and offers in similar spaces. (This is one reason why you should look at as many other spaces as possible before deciding on any particular space).
  2. Default by Sublessor: If your sublessor defaults, it could affect your sublease as well. You can address this by including in your sublease, rights to recover costs and damages if you are evicted because of the sublessor defaulting (for example, you pay the sublessor rent, but the sublessor does not pay their landlord).
  3. Not Your Own Private Space: This could affect exterior and interior signs, advertising, or present a “smaller business” feel to clients who come to your office. For this reason, it is helpful to sublease from someone in the same profession. For example, an attorney should first seek to sublease from another attorney if they are sharing space. By teaming with other similar professions, it can help dispel the small business atmosphere.
  4. Delays in Maintenance Services: If you need repairs to the property, or other services provided by the landlord, you may still have to go through the sublessor for remedy. This can cause delays and headaches in problems being addressed and can complicate legal remedies for unresolved problems.
  5. Limited "Nesting" Options: You are at the mercy and decorating tastes of your sublessor.

You car is not an accessory that you wear, but it is an accessory you are likely to take to business functions. Always keep the inside of your car clean and free of children’s toys and clutter.

How you keep your car is a reflection about the state of your life. If your car is a clutter closet on wheels, it sends the message you are too busy to tend to things, or that you just don’t care about your image. Treat your car as another potential message to clients about how you run your business.

After a meeting with my first potential investor, he asked if he could walk me to my car. When I opened my car door he took a quick casual glance inside and then extended a firm handshake to thank me for presenting my business idea. The next day he offered to invest the full $5,000 I needed to get started on a new business venture.

The investor explained the “clean car” test was something he used to assess how organized and efficient a person was. If their car was a disorganized mess he assumed that the chaos would extend into their professional life as well.

Not everyone is this calculating in their decisions, but everyone looks at outward appearances and makes quick judgments about what the little things say about a person.

Accessories like makeup, jewelry, and even your car should not be overlooked. They are tools that you can use to convey a positive and winning message about yourself and your ability to succeed.

Successful Job Search Networking

Even though job search networking is one of the most successful ways to find a new job, it can sound intimidating and sometimes seems a little bit scary. It doesn't have to be.  My father ended up in a conversation on an airplane with someone who was looking for an aeronautical engineering job.  My dad happened to be in the same field and ended up assisting the person in getting a new job.  Sometimes, that's all it takes.  I've been offered jobs on more than one occasion simply because a friend or acquaintance knew my background and skills. Try job search networking, it really does work.  At at least 60% - some report even higher statistics - of all jobs are found by networking.   Develop contacts - friends, family, neighbors, college alumni, people in associations - anyone who might help generate information and job leads.  You can take a direct approach and ask for job leads or try a less formal approach and ask for information and advice.  Contact everyone you know. You may be surprised by the people they know.   Make yourself pick up the phone and call.  It helps to assign yourself a quota of calls to be made each day. The more phone calls you make the easier it will become.
Email is a perfectly acceptable way to network as well.  Keep your message brief and to the point and be sure to check your spelling, grammar, and punctuation. 
If you are attending a holiday gathering or any other type of party, it is appropriate to mention in casual conversation that you are seeking employment.  Accept all the invitations you receive - you never know where or when you might meet someone who can provide job search assistance!  My stepson was not only offered a co-op position by one of my friends that he met at a birthday party at our house, he was also remembered a year later when the company was hiring.  
Formal Job Search Networking

Formal networking works too - try going to a business social or an association meeting or event.  You'll find that many of the participants have the same goals you do and will be glad to exchange business cards.  If you're shy, volunteer to work at the registration table where you can greet people as they come in or bring a friend to walk around the room with you - there's security in numbers.
As well as networking the old fashioned way, use the internet to network. Visit discussion boards like the Job Search Forum to network with career professionals and other job seekers.  Use Vault's message boards or visit one of the sites, like LinkedIn, that focus on online job search and career networking.
If you belong to a professional association visit its web site for career assistance.  Are you a college alumnus? Contact the Career Services office at your alma mater - many universities have online career networks where you can find alumni who will be thrilled to help you with your job search.
